Today's column: Utah's in the house; Sportsman's Warehouse has not one but two Southwest Florida stores coming; Tuesday Morning's gone but the original Lynyrd Skynyrd will never be forgotten; and an affordable housing community rises locally.
It's not a state we come across often setting up shop in Southwest Florida, but a Utah-based major chain is adding Naples as a destination.

Maybe, their horses made a wrong turn at the pass, and they meant to follow the trail to Naples, Utah. Yep, like Italy, the Beehive State has a Naples as well.
But as it turns out, Sportsman's Warehouse gallops into our hot market with 29,413 square feet of glory in its furthest south stable, by far, at 6329 Naples Blvd., corralled into that congested merchandising frontier between Kohl's and Best Buy, officially on March 2. But don't be surprised if there's a soft opening this week, and another venue in the works for Cape Coral.
It's a Western-influenced posse making a comeback after emerging from bankruptcy, and this rapidly growing region serves as a magnet, even for merchants who normally feature snow goggles, winter boots, heated gloves, blizzard parkas and sleds.
These cowboys in search of Sunshine State gold are shedding their cold weather duds and gear, and riding into retail pastures where the cash is greener.
“Our Lady Lake, Jacksonville and Seminole stores in Florida have proven to be popular, so we look forward to introducing our brand to Naples as part of our overall expansion strategy in the South,” said Chuck Richards Sportsman’s east regional general manager.
And that certainly means a more sunny variation to the selection, such as T-shirts, shorts, branded Huk Florida Marlin Trucker Hats and trademark Hey Dude Tie-Dye Casual Shoes among its herd of 60,000 items for those with different outdoor habits on this part of the Peninsula.
"We opened stores in brand-new geographies (in 2022), which stretched our regional assortment quite a bit," said CEO Jon Barker, participating in his recent earnings call. "Seminole was new for us. (We) just opened in Jacksonville, Florida a few weeks ago. And the assortment adjustments we made for Seminole, we were able to take some of those and more into Jacksonville."

There are more shoes in your future.
"The apparel and footwear categories are the two areas that we’re most focused on in serving our consumers with features and benefits at a value they can’t find in some of the brands in the market today," Barker said. "It does not mean we will displace the key brands that our customers come to Sportsman’s Warehouse looking for, but we will complement those brands (with) a broader assortment."
Plus, fishing rods for sure, and that could unintentionally be a continuation of the location's previous life as Florida MotorSports, which specialized in boating, mechanized flotation devices and other powersports toys.
“With year-round warm weather and close proximity to the Gulf Coast, local area residents will now have easy access to the fresh and saltwater fishing gear and accessories they need along with outstanding shooting, camping and hiking items," Richards said this past week.
That's important to eventual customers sharing their excitement via various channels like Naples resident Robert Moran.
"Hopefully the selection of fishing gear is geared to the surrounding areas," Moran said. "I will be there."
"Our boys, big and little, (will) love this store," Naples resident Stephanie Irish said. "The possibilities are endless."

Cape Coral's Pine Island Road is another target for outdoor retail
The latter may be true based on the result received if you typed "Naples" on its website Friday: "Sorry, we couldn't find Naples. Do you mean: Nipples?" That's also the sobriquet my bantering brother-in-law on that other end of Alligator Alley uses when pronouncing our town's fair name.
The company continues to hire, with nine listed open positions, most paying $17 an hour, but when you go to its careers site, don't use the search box at the top of the page for Naples. You'll get that same suggestive outcome we just mentioned. Instead, there's a dropdown on the left side for ours and more than 130 locales. Soldotna, Alaska, anyone?

Are more locations in Southwest Florida in its sights, despite a competing 130,000 square feet at Bass Pro Shops in Gulf Coast Town Center?
Of course, but the publicly traded group and others aren't revealing a new lease in Cape Coral discovered Thursday by In the Know in the weeds of Co-Star Group's analytical commercial real estate data. It looks to have matched up with 21,408 square feet near Pine Island Road and Nicholas Parkway.
That makes sense, based on Barker's outlook, wanting to focus on the bigger picture for his organization.
"We expect continued expansion into states such as Florida and California with new stores planned in under-penetrated areas," Barker said, noting sizes of 12,000 to 40,000 square feet "allowing us to penetrate underserved markets, both large and small. (We) have a funnel of in excess of 100 locations that we are looking in today (and) see a path to our target of 190 to 210 total stores in the fleet by the end of fiscal 2025.
"Long-term, (it's) a clear path of 300-plus stores in the out years. So, as I sit here and provide a range, it’s basically timing based. I have got dozens of properties right now that are (under) review. I have got quite a few properties in negotiations. And whether we have 13, 14, 15, 16, 17 or 18 (in 2023) is the timing of those lease negotiations. In some cases, the lease negotiations will not come to fruition. In some cases, the lease negotiations will come to fruition in 2024 opening, just depending on the timing of lease, architecture, permit and construction."
The Utah invasion comes by air, and get you out of here to New England
And that's not the only Utah-based operation making inroads into Southwest Florida.
As we reported last week, Breeze Airways of Cottonwood Heights, plans non-stop flights between Southwest Florida International Airport and Hartford, Connecticut and Providence, Rhode Island.
Hartford travel begins May 17, followed by Providence on July 13. The firm says it's offering $49 one-way introductory prices.
Current destinations already include Las Vegas and Charleston, South Carolina.
Tuesday Morning's gone with the wind in Southwest Florida
Coming off In the Know's report on retail closings last week, another chain is chaining up all its doors in Southwest Florida.
Having declared a Valentine Day's chapter 11 bankruptcy, appropriately last Tuesday morning, Tuesday Morning has fewer Tuesday mornings in its future. It is closing 263 discount retail locations out of 480 total.
When out of businesses sales wrap up, they'll be gone like the wind from Fort Myers and Naples, and that's almost a take on a bluesy Lynyrd Skynyrd classic by the irreplaceable Ronnie Van Zant.
Florida's list of two dozen includes these in the region:

Affordable housing neighborhood rises with Habitat for Humanity help
Organizations likeHabitat for Humanityare trying to help those in housing need by offering zero percent interest loans as part of a program.
Habitat for Humanity of Lee and Hendry Counties recently completed the first of a half-dozen homes in theHarlem Heightscommunity funded through a $1 million FineMark National Bank & Trust pledge. Those moving into the houses have to put in 300 hours of sweat equity, attend homeownership classes and pay $2,000 toward closing costs.
But the endeavors are far from done there and elsewhere including McNeill Village, its newest neighborhood, where 36 houses are to rise in North Fort Myers on Cape Coral's edge near Pondella Road and Hancock Creek South Boulevard and the dedication of the efforts is scheduled for Thursday.
"We're out for our 36th house build," Scanlon Auto Group owner Jay Scanlon said recently, as some of his employees hammered away in the background. "For us to be able to hire and attract people to this market. every business needs to be involved, whether it's with Habitat or some sort of influence bringing light to the need for affordable housing."
As an example, stats collected Wednesday by real estate agent Marcia Hawken showed the median price for new Cape Coral single-family listings the previous week at $525,000.
